Al kobbat -636 real estate of area 27319 m² is located in mount Lebanon governorate, aley district. The project is 5km away from Beirut airport and 650 m from sidon-beirut highway. It rises 146m from the sea level and its sea frontal is of length 310m.

The estate is an intermediate region between dawhet al hoss and dawhet aramoun and it is a hill facing the sea. The superficial investment is 25% where the general investment is 75% and 12.5m is the maximum height for the building.

The estate is categorized into 13 properties with a private garden planted and equipped for water. According to the services that will be excuted in the project, they are:
